1983–1989: New Sections, the Golf Club Parcel and the Villas
The golf course is mapped as its own 161-acre parcel, Sections J, K, L and N are revised, condominium villas begin, and the Town annexes a handful of lots.

After the building boom of the 1970s the records turn to adjustments. A map of October 24, 1983 (Map Book O, Page 82) adds to Lot 11 of Section 1; a map recorded November 6, 1984 (Map Book P, Page 27) is titled Brierwood Estates, Shallotte Township; and on January 22, 1985 a 1.846-acre tract was recorded in the name of Brierwood Golf Club, Inc. (Map Book P, Page 110).
The most revealing map of these years is the one recorded on July 19, 1984 at 12:30 p.m. in Map Cabinet O, Pages 316 to 321. Titled "Map of Brierwood Golf Club for Dr. B. B. Ward & Donald Barnes" and surveyed by Jan K. Dale from January 4 to March 20, 1984, it divides 161.1 acres of the golf course into six tracts, from about 2.3 to 77.3 acres. It shows Brierwood Road, Lakewood Drive and Wendy Lane with the adjoining lots of Sections 1, 4 and C, and labels land inside the Town of Shallotte. Against the 572 acres of 1969, the course parcel of 1984 was well under a third of the original tract.
On March 27, 1985, Map Cabinet P, Pages 166 and 167 recorded the "Map of Revision of Sections J, K, L & N," drawn by Jan K. Dale in February 1985 and marked "developed by S&W Investments, Inc." Its notes tie it to the October 15, 1973 plat (Map Book 14, Pages 4-A to 7-A), so these sections existed on paper in 1973 and were re-laid out in 1985. Fairway Drive and Palmer Drive appear on the sheet. The community's history says Dr. Ward partnered with Larry Shreve in the 1980s to develop the real estate around the course; the records read for this series do not say how that partnership relates to S&W Investments, Inc. Condominiums followed. Articles for Brierwood Villas Homeowners were recorded on April 16, 1985 (Book 8, Page 184); the Declaration of Brierwood Villas Condominium on June 18, 1985 (Book 610, Page 432); the articles of Brierwood Villas II homeowners on April 23, 1986 (Book 9, Page 108) and its declaration on April 24, 1986 (Book 644, Page 40), then amendments in 1987 and 1988, including a Phase IV.
On June 20, 1985 the Town of Shallotte's order permanently closing a portion of Elsolindo Drive, "otherwise known as Country Club Drive," was recorded (Book 610, Page 639). The street is shown on page 6A of the 1973 plat. The Board of Aldermen had adopted a resolution of intent on March 7, 1984 and held a public hearing on April 18, 1984. Read the order.
The last map of the decade, recorded on April 21, 1989 at 2:05 p.m. in Cabinet T, Page 320, is titled "Annexed Areas for Town of Shallotte." It is not a map of the community. It shows individual lots: Lot 1 of Section H and Lot 14 of Section O, annexed October 17, 1987; Lot 1 of Section J, annexed January 6, 1988; Lot 10 of Section O, annexed April 6, 1988; and two tracts of the Jones Ford property, annexed January 6, 1988. It is a record of individual lots annexed in 1987 and 1988, not of the whole community. Brierwood Estates and the Town of Shallotte follows the story into 2025.
