Phase Two: Courts, Pickleball and the Old Maintenance Building

The 2025 permit plan reopens the golf holes first. The recreation area comes later, and the accounts of what it will include do not all agree.

The site plan approved with the 2025 special use permit divides the work in two. Phase 1 reopens holes 1 through 9 on the existing layout, the existing cart paths and the clubhouse with a restaurant. Phase 2, in the plan's words, is to resurface and repair the existing tennis courts as a maximum of six pickleball courts and one basketball court.

Early descriptions were broader. In February 2025 On The Green reported a phase 2 that put three indoor pickleball and tennis courts in a former maintenance building, six outdoor courts and a basketball court, and a phase 3 with a swimming pool and children's play area. Later that month the Sun News reported that the Town's planner said the applicant had dropped the indoor and outdoor pickleball, the kids' park and the pool from the plans submitted.

The Brunswick Beacon's report on the hearing still described pickleball courts as part of the project, to be resurfaced and improved, and the final site plan sheet still shows them in phase 2. The sources do not fully agree about what was removed, so the permit documents are the best guide.

Several conditions in the permit concern phase 2. Parking for phase 2 must be shown on the plans, and the phase 2 parking lot and the maintenance building must be paved with an impervious surface. A lighting plan must be submitted, especially for the areas of expanded recreation, and the board asked for a stronger buffer between the courts and neighboring properties.

At the hearing, neighbors on Pender Road whose properties back up to the courts said the planned vegetation would not be enough to block noise and light. The owner's attorney said the courts would be used only in the daytime, with no lighting installed, and the owner agreed to come back to the board with a more detailed plan for the courts later.
