Counting the Acres: 572, 180, 162, 76.5 and 3.1
How much land is Brierwood, the golf course, or the part that might reopen? It depends which document you read.
The recorded Declaration of Restrictions says that Brierwood Golf Club, Inc. acquired a tract of approximately 572 acres from Dr. Ward and his wife by deed dated January 22, 1969. That is the land the company started with, before the golf course and the residential sections were laid out, and it is the largest number in the story.
The golf course itself is smaller. The community's own records give about 162 acres for the course property, along with a clubhouse of roughly 10,000 square feet and a warehouse of about 7,000 square feet. When the course was sold in July 2014, the trade press reported approximately 180 acres including eight undeveloped lots, and another account said more than 160 acres including adjacent property.
The part now on the table is smaller again. The 2025 special use permit covers about 76.5 acres across five tax parcels, the land needed to reopen holes 1 through 9, the clubhouse and a restaurant. That is less than half of the 162-acre figure for the whole course.
The smallest number is the clubhouse parcel itself. On September 2, 2025 the Town annexed 27 Brierwood Road, listed as 3.10 acres and one single-family lot, into the Town limits.
The different figures are not necessarily in conflict. They measure different things: the original tract, the course as sold, the permit area and a single parcel, and they were counted at different times by different people.
