Brierwood Questions and Answers

Short, sourced answers to the questions neighbors and newcomers ask most often.

Is Brierwood a homeowners association? No. It is described as a non-HOA community, with no association dues. The rules that apply to lots come from the covenants recorded in 1969. The Brierwood Association, a voluntary group formed in September 2017, disbanded and never had that role.

How many homes are there? The community's records count more than 370 homes, including those under construction, with about 50 unimproved lots.

Is the golf course open? No. It closed on June 1, 2017. On March 4, 2025 the Town of Shallotte approved a special use permit to reopen nine holes, holes 1 through 9, the clubhouse and a restaurant, with no reopening date given. The owner is Blum Investment Group Golf, LLC, which bought the course on July 17, 2014.

Where do the building and upkeep rules come from? From the Declaration of Restrictions signed January 26, 1969 and recorded February 12, 1969 in Book 205, Page 222 at the Brunswick County Register of Deeds. The 2019 waiver removed the developer's right of first purchase but left the other rules in place.

Who handles zoning? The Town of Shallotte. Most of Brierwood is in the Town's extraterritorial jurisdiction, zoned Residential RA-15. The clubhouse parcel at 27 Brierwood Road was annexed into the Town on September 2, 2025.

How do I see the layout of the course? The interactive course map shows all 18 holes over satellite imagery with yardages. How do I reach the site's administrators? Use the contact form, or email the address on the contact page.
