Before Brierwood Estates: The Willow Run Map and a 572-Acre Tract

The recorded declaration of 1969 refers to an earlier map of the property called Willow Run Subdivision, drawn in August 1968.

Brierwood did not start with its present name on its maps. The Declaration of Restrictions that Brierwood Golf Club, Inc. signed on January 26, 1969 describes a tract of approximately 572 acres in Shallotte Township that the corporation had acquired from Dr. Bennie Ward and his wife, Jamie, by deed dated January 22, 1969.

It also refers to an unrecorded map titled “Willow Run Subdivision, Shallotte, North Carolina,” dated August 1968 and drawn by V. W. Herlevich, Surveyor. The declaration says the corporation is planning and developing a subdivision centered around a golf course, and wants to impose a uniform set of restrictions on the property it is offering for sale.

As first written, the restrictions applied to lots numbered 1 through 17 on that map. The recorded maps that followed are called Brierwood Golf Club Estates: Section 2 for Queen's Grant Circle in May 1969 and Section 1 along Brierwood Road in June 1972, with nine more maps for the rest of the community in October 1973.

The documents do not say how the Willow Run lots relate to those later sections, and the Willow Run name did not last. The community's records say these are the covenants that control Brierwood to this day, but the declaration itself, as first written, names only lots 1 through 17. Anyone who wants to know which recorded instruments cover a particular lot needs the title records for that lot.

What the 1968 map does show is the order of the plan. The surveyor was drawing lots, and the owners were planning a golf course around them, more than a year before the first nine holes were finished.
